Why laminate still makes sense in the Greater Tampa Bay Area
Modern AC4 laminate uses high-resolution printed wear layers and embossed textures that read as real hardwood from across the room - at roughly half the installed cost. We're also straightforward about where laminate does and doesn't belong in a Florida home. It's a great fit for bedrooms, home offices, and living rooms; for kitchens, bathrooms, and rooms near a lanai door, we'll usually steer you toward luxury vinyl plank instead, since it's fully waterproof and handles our humidity without hesitation.

Where we recommend laminate - and where we don't
Laminate has a wood-fiber core, which means it's tougher on scratches than vinyl but more sensitive to standing water. In a climate that sees regular summer downpours and hurricane-season humidity, that distinction matters.
- Good fit: bedrooms, living rooms, home offices, hallways away from exterior doors
- Good fit: rental properties and rooms with steady, AC-conditioned humidity
- Better as vinyl: kitchens, bathrooms, laundry rooms, and rooms with sliders to a lanai or pool deck
- Water-resistant core laminates narrow the gap, but they're still not a substitute for true waterproof LVP in wet rooms

AC ratings - the only spec that really matters
The AC (Abrasion Class) rating tells you how the wear layer holds up. We won't install anything below AC4 in an the Greater Tampa Bay Area home.
- AC3 - light residential only; not what we recommend for a busy Florida household
- AC4 - heavy residential and light commercial; our default for most homes
- AC5 - heavy commercial-grade; a good call for entryways, hallways, and rental properties
- Water-resistant HDF cores - worth the upgrade in any room that sees occasional spills

Installing laminate the right way in a humid climate
Laminate is a floating floor, and getting it right starts with a 48-hour on-site acclimation period - critical here, where a plank can arrive from an air-conditioned warehouse into a much more humid job site. We laser-level the subfloor, use underlayment with a vapor barrier over concrete slabs, and leave the proper 1/4" expansion gap around the perimeter, concealed by baseboard. Laminate Flooring - frequently asked questions
No - laminate has a wood-fiber core with a printed wear layer, while LVP has a plastic core and is fully waterproof. Laminate is a bit harder underfoot, but LVP is the better call anywhere moisture is a real concern.
In a normally AC-conditioned home, yes - laminate does fine in bedrooms and living areas. It's standing water and constant high humidity (bathrooms, laundry, lanai-adjacent rooms) that cause problems, which is why we're upfront about steering those rooms to vinyl instead.
We generally don't recommend it, even the water-resistant versions. For kitchens we install luxury vinyl plank, which handles spills and mopping without any risk to the core.
AC4 laminate typically lasts 15-20 years in a Florida home with normal use; AC5 commercial-grade can go longer. The wear layer doesn't sand or refinish - once it's worn through, the plank gets replaced. We're happy to walk through your specific rooms during a free estimate.
